Former Exmouth Rolle Campus
Proposals for new townhouses and apartments and a mixed use community hub on a brownfield site
Stride Treglown has been working with Plymouth University to create a viable masterplan for its former satellite campus in Exmouth. This brownfield site has been the focus of much public attention over the years, with aspirations by the local community to take over some of the existing floor space for activities that promote Exmouth in different ways. The main challenge for our consultant team has been to create a thriving mixed use scheme that is affordable for the University in its disposal of the site while helping to address the wider needs of the town.
Engagement with a local community group seeking to acquire some of the site led to a community focussed scheme that provides a mix of uses that balances economic and social objectives.
The proposals allow for new townhouses and apartments, a mixed use hub that accommodates community, vocational training and commercial uses, along with the option to also provide a sheltered accommodation development, all set within a landscape setting.
The process undertaken by the team addressed a range of constraints and opportunities in and around the site, including the retention of a listed building and selected buildings on site, multiple tree preservation orders and a conservation area. Dialogue between the team and multiple stakeholders throughout the commission, including the local council and the local community group, followed by wider public consultation, has delivered a robust masterplan solution. The outline planning application was submitted in December 2015.
