Paintworks Phase 3 is a mixed use development for Crest Nicholson. The scheme comprises the re-development of a 2.47 hectare brownfield site and the creation of 11 live / work units, 210 houses and apartments and 6,700sqm of commercial floor space. The site is located adjacent to the existing Paintworks development, on the south bank of the River Avon. This value of this asset is maximised by locating taller apartment buildings along the north edge of the site, providing views over the river to residents and avoiding any potential overshadowing issues. A riverside promenade links up to wider pedestrian and cycle networks and also provides vehicular access to the extensive, semi-recessed undercroft car park. By constructing the entire development on the resulting podium, the scheme is characterised by a network of pedestrian streets, alleyways and a range of public plazas and courtyards.
A diagonal access route cuts across the site along a major desire line and links the existing Paintworks development with Sparke Evans Park, via a pedestrian bridge over the river. A series of inter-linked courtyard spaces punctuate this route providing amenity space to the commercial units which are primarily located along this axis.
A large, central plaza provides a focus for the development. Cafes, offices and houses border this space, ensuring the space is vibrant and well-used. The size and orientation of the space has been carefully considered to allow for various uses including markets, open-air cinema and day-to-day amenity space. Design cues have been taken from the existing Paintworks development, including materiality and the proportion of external spaces. This ensures the new scheme will relate comfortably with its surroundings.
