Flexible working at its most sustainable

This new highly sustainable office building not only acts as a gateway building into the town of Yate, it provides an urban frontage to a busy road.

A highly flexible workplace for 900 people, the building provides workers with meeting rooms, touchdown and hot desking areas, a cafe and even a restaurant. Laid out in three wings linked by an ETFE covered atrium, the office space is naturally ventilated for the majority of the time, with a colourful secondary glazed wall on the south side providing acoustic attenuation and solar shading.

The building has been designed to minimise energy consumption and maintain comfortable working conditions. This is achieved by careful orientation of the building, optimising the design of the facades, using the mass of the structure to passively cool the building and the use of natural ventilation. The mixed mode ventilation system provides heating and cooling at times of highest and lowest external temperatures.

The building achieved a BREEAM ‘Excellent’ rating, and incorporates a bio-mass boiler and solar hot water heating, with provision for connecting PVs and a wind turbine in future.
