A low carbon scheme with conscious design at its core

A low carbon scheme for 144 new homes and community hub to the west of Swansea.

The site, known locally as Gwynfaen Farm, is located adjacent to the village of Penyrheol which overlooks the Gower Peninsula. The aim is to deliver a high quality residential development underpinned by a strong sense of a place and a green infrastructure led masterplan.

The development is a joint venture between two Registered Social Landlords, Coastal Housing Group and Pobl Group. Two thirds of the homes will be affordable, with low cost home ownership and social rental housing options, and one third market housing.

There are also high aspirations to meet goals of the Well-being of Future Generations (Wales) Act 2015.

Having been successfully evaluated by the Welsh Government’s Independent Assessment Panel, the project will be part funded by the Welsh Government’s Innovative Housing Programme (IHP) Round 3.

The architectural vision is for a contemporary interpretation of the surrounding rural settlements. We are selecting local, breathable products that have a lower embodied CO2 impact.

Coupled with this all homes have been designed to achieve EPC ‘A’ and a SAP score of 96% or above. In terms of operational energy over the course of a year, many homes are predicted to be Net Zero Carbon.

Life cycle impact assessment and extensive post occupancy monitoring is a condition of Welsh Government funding. It is hoped this will enable a holistic understanding of the carbon footprint of these homes and will be used to inform future decarbonisation policies.
