A village of the future

Located south of Lancaster, near Junction 33 of the M6, this ambitious development comprises a new community village providing numerous different facilities for locals, new residents and visitors. The project seeks to form part of Lancaster’s emerging Local Plan which identifies the need for homes and ambitious, local-led strategic projects in the area.

The initial scheme is inspired by Ebeneezer Howard’s concept of the ‘Garden Village’ which centred around placemaking, wellbeing and community. Our new village at Home Farm follows similar themes and intends to be a ‘blueprint for the future’ – paving the way for other housing developments and creating a vibrant setting in which to live, work and relax.

Our proposal is informed by changing lifestyle needs, coupled with the rise in digital technology and start-up independent businesses.

 

The scheme offers a range of built facilities including a marketplace building with food hall, indoor market and hotel, a school, outdoor community hubs and different housing typologies.

Our plans respect the site’s canal-side setting, rich in ecological and heritage features; listed farm buildings, canal locks, mature trees and habitats. Existing hedgerows inform plot boundaries throughout, and cycle trails, pedestrian routes and bridleway enhancements through the village are integral to the scheme.
