Supporting the case for residential development

Acting for the landowner since 2007, our Planning team made numerous representations to the local authority to support the allocation of the Trevarner Farm site for residential development.

Our initial site analysis stage informed design concepts to support the development and discount competing sites being considered for development at that time. This evidence base was updated in 2011 and concept schemes prepared in support of both an allocation in the emerging Local Development Framework and ultimately an outline planning application.

Our integrated planning and masterplanning submissions resulted in the Council identifying the site worthy of consideration as a housing expansion area for the town.

Our Planning and Design team worked closely with a team comprising of ecology, archaeology, drainage, transport, geo-environmental, arboriculture and energy consultants. Proposals were presented to the Cornwall Design Review Panel in 2012 prior to being presented at a well attended Public Exhibition.

During 2014 we were novated across to a potential developer to promote pre-application discussions and develop a detailed site masterplan.

We were re-engaged by the landowner under a direct appointment in 2015 and, informed by masterplan revisions and ongoing pre-application discussions, submitted an outline planning application in January 2016. While the application was refused on highway grounds, Stride Treglown organised a re-submission which was granted in February 2018.

I would like to express my appreciation of the sound advice, together with the dedication and professionalism that you and your team, at Stride Treglown, have shown over the last 10 years, in promoting the 7.5 hectare Trevarner Farm site for housing.  Bringing forward this site has proved a very rocky road, with a number of unexpected obstacles presenting themselves along the way. Your help and perseverance has been invaluable.  The final successful Outline Approval for 204 houses is the more impressive given the original refusal and failed Planning Appeal on highway grounds.
