Urban design achieves BREEAM ‘Excellent’
The site for this 322 bedroom student accommodation scheme is bounded by the busy Holloway Road and the East Coast mainline from King’s Cross. This means that noise and air pollution are an issue here. Deliveries of materials to this area of London are also restricted.
The urban design brief for the site was challenging and very prescriptive. Our solution pushed the brief to its limits in order to create a financially viable scheme. We used brick cladding and triple glazing to achieve the required resistance to air and noise pollution.
We carefully fire-engineered the building to maximise the efficiency of the fire escapes, limiting their number while still providing a safe environment for the residents.
The building is modular and also includes self-finished formwork. Every opportunity was taken to build off-site in order to reduce deliveries and accelerate the programme.
The scheme is rated BREEAM ‘Excellent’ with 20% onsite renewable energy generation. The green roofs not only enhance its sustainability but also improve the view of the buildings from above.
