Two workplace projects shortlisted for AJ Retrofit & Reuse Awards

Two of our standout office retrofit projects for Legal & General Investment Management (LGIM), Neighbourhood North Bristol and Hodge House Cardiff, have earned a place on the AJ Retrofit & Reuse Awards shortlist.

The awards celebrate architectural expertise and ingenuity in the physical and environmental adaption and upgrade of buildings, and the reuse of building materials and structure in response to the climate emergency and changing requirements of use.

Hodge House and Neighbourhood North both had the same objective of creating inspiring workplaces through carbon efficient refurbishments but were radically different building types. One was a listed period landmark, the other a tired dated 1990s building with no character. Stride Treglown proposed innovative tailored architectural solutions to each property that nailed the objective and created office environments that have proved a success with occupiers with both properties a letting success.

Restoring glory to a Cardiff landmark

Shortlisted in the Conservation & Historic (£5m+) category, our refurbishment of Grade II Listed Hodge House strips away past renovations to reveal the building’s historic charm. Contemporary additions include a hospitality-style reception, coffee lounge, roof terrace, and Wales’s first Cat A+ ‘Capsule’ offering.

Once considered an unappealing office space in Cardiff, our considerate interventions have significantly boosted Hodge Houses’ market appeal with the eight-storey building already nearly fully occupied.

Light touch, big impact interventions

Shortlisted in the Positive Addition (£5m+) category, Neighbourhood North’s retrofit saved approximately 218 tonnes of CO2 and shows how light touch interventions can deliver exceptional environmental and commercial benefits in an ageing building. The project has made a significant impact in Bristol with a pre-let to the UK Government marking the city’s second biggest letting of the year in 2023.

Part of the wider Neighbourhood refurbishment, Neighbourhood North achieved an EPC A rating and BREEAM Outstanding certification thanks in part to its innovative CLT slab, composite windows, and use of recycled steel.

These accolades are a testament to LGIM’s vision as well as our Office & Workplace team’s dedication to sustainability, design excellence, and commercial viability. Neighbourhood North and Hodge House not only represent successful retrofits but also set new standards for future workplace projects.
